Why gas safety is so important
If your boiler, cooker and gas appliances aren’t checked on a regular basis, you are at risk of gas leaks and potentially even Carbon Monoxide poisoning. A leaking gas appliance can cause explosions.
Boilers, fires and cookers that aren’t well maintained can produce carbon monoxide gas. You can’t see, smell or taste it but its affects can be fatal.
Gas safety and what we do
Every year, as a registered landlord we must carry out an annual inspection of the gas appliances in all of our homes. We will check that everything is as it should be with your boiler, any pipework and gas appliances you have in your home.
This inspection of your home shouldn’t take longer than 30 minutes and is only carried out once a year. This inspection is vital for your safety and can even help you save money on your fuel bills.
What you need to do
Once a year you will need to let a member of our qualified Gas Team into your property to inspect your gas appliances, pipework and boiler.
You will receive a letter informing you of the appointment date and time of your gas servicing appointment, which is usually several weeks before this inspection is due to take place. It is vital that you make a note of this appointment time and ensure you are home to allow one of our Gas Engineers to carry out the inspection.
If the appointment time and date doesn’t match your availability, it is vital that you let a member of our team know as soon as possible.
If you fail to allow one of our Gas Team members into your home to carry out your annual Gas Inspection you are in breach of your tenancy agreement with us. If you refuse to allow us access to your home to carry out this annual Gas Inspection, you are not only putting yourself at risk, you’re also putting your neighbours at risk.
Anyone who fails to allow us entry into their property to carry out an annual Gas Inspection could run the risk of being evicted, as it’s a breach of your tenancy agreement.

What is a fire risk assessment?
It is a legal requirement that we carry out fire risk assessments (FRA) to check all our flats and extra care schemes for fire risks.
With each fire risk assessment issued, there is also a corresponding Certificate of Conformity. The Certificate is a statement to you that we have applied the standards required by BAFE SP205 in undertaking the fire risk assessment.
A fire risk assessment or FRA is an annual inspection of the building to identify any fire hazards and remove or reduce the risk of those hazards causing harm. FRAs are carried out by a suitably qualified or experienced person.
All of the FRAs include follow-up work called responses or actions. Urgent matters are prioritised and completed and other less urgent actions are incorporated into our improvement and investment programmes.

Your home may contain asbestos if it was built or refurbished before the year 2000.
When asbestos is in good condition and not disturbed or damaged, it is not a danger. Once disturbed, for examples carrying out. improvements or DIY works in your home, asbestos fibres may become airborne and a possible risk to health.
Asbestos surveys
We carry out asbestos surveys ahead of any refurbishment works e.g. a new kitchen, new roof, and also intrusive repairs such as replacing a floor covering, to keep customers and our colleagues safe.
There is no legal obligation to survey all our properties unless carrying out significant work, but we endeavour to survey 100% as quickly as we can. We have surveyed 100% of our communal buildings and where asbestos is present we inspect these on an annual basis to make sure they remain safe.
When Asbestos needs to be removed we use specialist contractor to do the work. Asbestos removal contractors hold a license from the HSE to remove asbestos and are members of ARCA (Asbestos Removal Contractors Association)
